Due to the coronavirus, the residential real estate market may be changing “day-to-day.”

Let’s review what real estate brokers - like us - are seeing, which follow:

  1. After a conversation with some mortgage experts, interest rates for mortgages are still very reasonable.
  2. The traditional Spring rush of many new buyers to see the many newly listed homes is delayed, for now.
  3. Some showings may have safety conditions and/or will require serious buyers (with financial ability).

Here are more buyer ideas … Before considering an in-person viewing, smart buyers are:  looking very critically at online info & driving by the homes that interest them so they can skip the ones they won’t buy, some are more comfortable looking at vacant homes, and some use hand sanitizers or more.  Also, while some buyers have put off their searches, some who had past trouble with competition from other buyers, could consider now or soon to be a good time to make an offer on a home.

More seller ideas follow … Some sellers may hire cleaning companies and promote this on their listings (so buyers feel comfortable), some will only allow showings with pre-qualified buyers - no children/others and require masks and gloves/sanitizer, and some will list after they move out completely.  While some home-occupied sellers may have stopped showings for now and some to-be sellers are waiting to list/sell their homes, some feel that now or soon may be the time to sell - with less inventory to compete for the serious buyers that need to buy.
